LB Advisors provides Property Condition Assessments in accordance with the current ASTM E2018 guidelines – Standard Guide for Property Condition Assessment: Baseline Property Condition Assessment Process. In conformance with this guideline our services include:
Document Review and Interviews
We will schedule meetings with the property personnel. These meetings will be used to augment the walkthrough survey and assist in understanding the property’s condition and identification of physical deficiencies.
During this portion of the work we will address such items as:
During this phase of the work we will physically walk the property to observe the existing systems and conditions for the purpose of identifying and physical deficiencies that they are easily visible and readily accessible.
The systems observed during the walkthrough include:
Opinions of Probable Costs to identify Physical Deficiencies
Based on the information obtained in the interviews, document reviews and walkthrough survey opinions of probable costs are to be prepared for the suggested remedy of the material physical deficiencies. These do not include costs considered normal preventive maintenance, cosmetic or decorative, or associated with repositioning of the property.
Property Condition Report
At the conclusion of the document review, interview, walkthrough and development of probable costs a Property Condition Report will be prepared. The report document the existing systems and the physical deficiencies. Deficiencies will be noted as immediate or long term and will include costs for repairing noted deficiencies.

- Site features such as parking,
flatwork, landscaping, lighting and drainage
- Roofing features such
as including coverings, flashings,
drainage and parapets
- Exterior features such
as including walls, finishes, doors, and windows
- Structural systems
such as foundations and framing
- Electrical systems
including switchgear, transformers, panelboards, and emergency power
- Mechanical systems
such as heating, ventilation and air conditioning
- Plumbing systems
including water heaters, distribution lines,
sump pumps, and drainage
- Conveyance systems
such as lifts, escalators, and elevators
- Fire Protection
systems such as alarms and suppression systems
- ADA accessibility such
as parking, restrooms, elevators and routing.
